Quick start

Every request needs an API key. Pass it as a bearer token or in an x-api-key header. Addresses are URL-encoded in the path.

Endpoints

GET/api/v1/health-score/{address}

Lightweight score lookup. Use this when you only need the number, grade, and per-system breakdown, for example to render a Home Health Score inside a member dashboard.

GET/api/v1/property/{address}

The full record. Everything in the health-score response plus details (year built, square feet, flood zone, assessed value), inspections, findingswith each deficiency's severity and description, and equipment with manufacture year and computed age.

inspection	latest	Limit findings and equipment to the inspection the score is based on (the most recent with findings). Default returns all inspections on file.

Key response fields

Field	Type	Description
match.type	exact \| abbreviated \| fuzzy	How the address was matched. 'fuzzy' means house number + street matched with minor differences; verify the returned property.address.
health_score.score	0–100	100 × exp(−load ÷ 450). The load sums every deficiency's severity penalty (safety 5, minor 1.5, informational 0.3) × its system weight (structural 1.5x, electrical 1.3x, plumbing 1.1x, HVAC 1.0x, appliances 0.6x, optional 0.4x), plus equipment past expected life. A typical complete report lands near 60; each additional item costs a little less than the last, so thorough reports are not punished for thoroughness.
health_score.data_quality	object	completeness is 'complete' (entire report parsed), 'may_be_incomplete' (parsed before full-report extraction; reports over ~35 pages may be missing later systems; re-extraction in progress), or 'none'. Always check this before showing a score.
health_score.based_on_report_type	string	The score uses the most recent FULL inspection with findings. Re-inspections and WDI/termite reports never drive the score.
health_score.grade	string	Excellent, Good, Fair, Poor, or Critical.
findings[].section	string	structural, electrical, hvac, plumbing, appliances, or optional.
findings[].attributes	object \| null	Structured facts such as foundation_type, foundation_opinion, roof material and install_year, supply/drain pipe material, water_pressure_psi.
findings[].deficiencies[]	array	Each item has severity (safety \| minor \| informational), description, and location.
equipment[].age_years	number \| null	Current year minus year_manufactured. Types: ac_condenser, furnace, water_heater, electrical_panel.
details	object \| null	Property enrichment: year_built, square_feet, bedrooms, bathrooms, property_type, flood_zone, assessed_value, market_value.

Errors & limits

Status	Code	Meaning
401	missing_api_key / invalid_api_key	No key sent, or key not recognized / revoked.
403	scope_not_allowed	Key is not enabled for this endpoint.
404	not_found	No inspection record for that address. Body includes found: false.
429	rate_limited	Daily request limit reached (default 1,000 per key per rolling 24 hours).

Successful responses are cacheable for 5 minutes. Data is factual extraction from licensed inspector reports and is not a substitute for a current inspection.
